1979: Where the Thought Began
In 1979, Ashiana Housing was founded with a clear purpose: to address the growing need for quality housing for India’s emerging middle class. At the time, the focus was simple yet powerful build homes that people could trust, afford, and proudly call their own.
What no one could have predicted was that this vision would one day transform how India looks at senior living.
The seed of this transformation was planted by Late Shri Om Gupta, Founder of Ashiana Housing. His belief was straightforward but profound: housing is not just about structures, it is about dignity, security, and peace of mind at every stage of life.
The Idea of Senior Living Takes Shape
As years passed and communities grew, Ashiana began to notice something important. Seniors were living longer, healthier lives, but their housing options remained limited. Retirement was often associated with isolation or compromise.
Ashiana chose a different path.
Instead of treating senior housing as an afterthought, the company reimagined it as a lifestyle. A place where independence is respected, care is available when needed, and community is never missing. This belief would soon lead Ashiana to become India’s largest and most trusted senior living provider.
2007: The Beginning of Senior Living in Bhiwadi
The year 2007 marked a defining moment with the launch of Ashiana Utsav in Bhiwadi. This was not just Ashiana’s first senior living project in the region, but the foundation of what would become a benchmark for the entire country.
Spread across approximately 16 acres, Ashiana Utsav offered over 650 thoughtfully designed homes across 14 towers. The focus was on comfort, safety, and social connection. Landscaped gardens, walking paths, community spaces, and a calm environment allowed residents to live life at their own pace.
Over time, Ashiana Utsav became completely sold out, not just because of its design, but because of the life it offered. Residents didn’t just move in, they settled in, formed friendships, and built a community that continues to thrive.
2014: Expanding the Vision with Ashiana Nirmay
Encouraged by the success of Utsav, Ashiana introduced Ashiana Nirmay in 2014. This project took the learning from earlier years and refined it further.
Located on approximately 26 acres, Nirmay offered 160 homes across seven towers, carefully planned to balance open spaces with modern conveniences. The emphasis here was on graceful aging. Homes were easy to navigate, common areas encouraged interaction, and support systems were designed to offer help without intruding on independence.
Nirmay soon became known as a place where seniors felt secure yet free, connected yet private. It was a community built not just for living, but for living well.
2022: Looking Ahead with Ashiana Advik
In 2022, Ashiana took another step forward with the announcement of Ashiana Advik in Sector 39, Bhiwadi. Designed for seniors who are active, forward-looking, and confident, Advik represents the future of senior living.
Spread across 16.16 acres, Advik will feature 192 modern homes. With Phase I under construction and possession expected by April 2026, the project reflects Ashiana’s evolved understanding of senior needs.
From contemporary architecture to enhanced safety features and wellness-focused infrastructure, Advik is being crafted as a space where comfort meets independence, and care blends seamlessly into everyday life.
Everyday Life at Ashiana Bhiwadi
Across all its Bhiwadi communities, Ashiana has stayed true to one philosophy: senior living should be active, engaging, and fulfilling.
Residents participate in yoga and meditation sessions, celebrate festivals together, enjoy movie nights, and explore creative interests through workshops and hobby groups. Events like Jashn have become cherished traditions, strengthening bonds and creating shared memories.
Health and safety are woven into daily life through 24×7 medical support, on-call doctors, emergency systems, and thoughtfully designed homes featuring non-slip flooring, grab rails, ramps, auto-rescue lifts, and wheelchair-friendly spaces.
Clubhouses serve as the heart of the community, offering swimming pools, badminton courts, libraries, art studios, amphitheatres, meditation areas, and even pet parks. These are spaces where routines turn into rituals and neighbours become friends.
Beyond Bhiwadi: The Journey Continues
While Bhiwadi remains Ashiana’s flagship destination, the senior living story continues across India.
Around 2010, Ashiana launched Ashiana Utsav on Kalwar Road in Jaipur, making it the company’s second senior living project after Bhiwadi. The project is now fully sold out and marked Ashiana’s early expansion beyond its first senior living community. Its location in Jaipur offered seniors access to a well-connected city while still living in a planned, age-friendly environment.
Ashiana later introduced Ashiana Utsav in Lavasa, located in India’s first planned hill city. Designed for seniors who preferred a quieter setting, the project provided a calm, less crowded lifestyle surrounded by natural landscapes. Although the development of Lavasa city itself faced challenges, residents of Ashiana Utsav continue to enjoy a peaceful hill-town environment and a slower pace of life.
In Chennai, Ashiana developed Ashiana Swarang in Nemmeli, spread across 10.8 acres. The community includes landscaped open areas, water features, and outdoor activity spaces, supporting everyday movement and time spent outdoors. The layout reflects a focus on open space and accessibility rather than dense construction.
Another important development is Ashiana Vatsalya at Mahindra World City. This project is spread across green surroundings near hills and a lake and includes 4.8 acres of dedicated greenspace. Designed to support independent living with access to care when required, Vatsalya has also received recognition through multiple industry awards.
Ashiana Amodh represents a later addition to Ashiana’s senior living portfolio. Like earlier projects, it continues the company’s approach of combining age-friendly design with shared community spaces, allowing residents to live independently while staying socially connected.
Together, these projects show how Ashiana’s senior living model has gradually evolved across different regions of India, adapting to varied locations while maintaining a consistent focus on safety, accessibility, and community living.
